List their home at the right price. Okay, there, I said it. I feel much better now. Before I go any further in this post, I want to make something perfectly clear. Sellers have control over the price of their home, but the market sets the value of their home, in which, the sellers have no control over.
What does that Even Mean?
It means that a seller can list their home at any price that they want; however, buyers are only going pay what the market says it’s worth.
Why Pricing a Home is Important
Pricing a home is important for a few reasons:
- Reason Number 1- The home will sell quicker;
- Reason Number 2- The home will get more traffic;
- Reason Number 3- The home will appraise closer to market value;
- Reason Number 4- There will be more room for negotiating.
I don’t want this post to be too long, so I will do another post on pricing a home, that will go into much more detail, but for now, I really wanted to get this post out here as I feel it is a really important step in the home selling process. Make sure that you work with your agent on reaching a price that is at market value or as close as you can get to market value.
